Permanent Foundation Crack Repair in Ontario
Foundation cracks are among the most common issues faced by Ontario homeowners, and for good reason β our freeze-thaw cycles, clay soils, and aging homes create conditions where cracking is nearly inevitable. The key is knowing which cracks are serious and fixing them properly before water infiltration, mould, and structural damage set in.
Maximum Contracting uses industry-leading polyurethane injection and epoxy injection techniques to permanently seal foundation cracks from the inside β no excavation required in most cases.
Types of Foundation Cracks We Repair
- Vertical cracks β Most common; caused by concrete curing or settlement. Usually repairable with polyurethane injection.
- Diagonal / stair-step cracks β Often indicate differential settlement. May require structural assessment.
- Horizontal cracks β Most serious; indicate lateral soil pressure bowing the wall inward. Requires structural reinforcement.
- Cold joint cracks β Where two separate concrete pours met. Common in older homes.
- Shrinkage cracks β Hairline cracks from concrete curing. Can allow moisture penetration over time.
β οΈ Not All Cracks Are Equal
A crack wider than 1/4 inch, or a crack that is growing, should be addressed immediately. Horizontal cracks especially can indicate a structural issue requiring urgent attention.
Our Crack Repair Methods
- Polyurethane foam injection: Flexible seal that expands to fill the entire crack depth β ideal for active leaks and vertical/diagonal cracks. Bonds even when wet.
- Epoxy injection: Rigid, structural repair that restores the tensile strength of the concrete β ideal for dry, stable cracks requiring structural integrity.
- Carbon fibre strapping: For bowing or horizontal cracks, we install carbon fibre strips to prevent further movement.
- Wall anchors: For severely bowed walls, steel anchors connected to stable soil outside can stabilize and even straighten the wall over time.
- Exterior excavation and membrane: When interior methods are insufficient, we excavate and apply waterproof membrane directly to the exterior of the crack.
Backed by Warranty
Our polyurethane and epoxy crack injections are backed by a written workmanship warranty, providing peace of mind whether you stay in your home or sell it.
